Factors That Can Affect How Much Money You Can Sell Your Home For

So, you have a home that you are ready to sell, and are excited about the potential profit that you can make. While the real estate market seems to be booming right now, there are some things that you should know about selling your home, factors that could have an impact on the selling price, and in effect, your bottom line. Setting the price of your home may not be easy, and may require you to do some research, but it is important. If you set the price too high, odds are few people will even look at the home, and if you set it too low, then you could end up losing money in the deal.

 

To set the price of your home, you first need to have a realistic idea of how much the home is worth. Sometimes we grow attached to our property, particularly if this is a home that you have spent a lot of time in, and so therefore may be tempted to set the price a little too high. You have to remember though, that even though the house may hold a lot of good memories for you that could make you think it is worth more, buyers have no feelings for the house at all, and thus memories and emotions wont come into the picture. So, you will need to try to put aside your feelings, and try to determine a fair market price for your home.

One thing that will influence how much money you can realistically ask for your home is its location. If your home is in an area that has low property values, high crime rates, or dilapidated homes, then you wont be able to get as much money for your home as you would were it in a better spot. If your home is in close proximity to local schools, churches, shopping centers, etc., then this will boost the price. Obviously, you cant pick up your home and move it to another spot, but you should be aware of the impact that location can have, especially if you plan to purchase and sell other property in the future.

The overall condition of the home also has a direct impact on the price. If there are small maintenance issues that need to be taken care of, you would be smart to do those before trying to sell the home. The more loved and cared for the home appears, the more money you are likely to get for it. Buyers feel more secure knowing that the sellers of the home cared for it well, which means that they shouldnt have to spend a lot of money on repairs when they move in.

Extra features, such as a swimming pool, electronic gate, security alarms, decks, etc., can all add to the price of your home. You cant have a broken down pool in the backyard that hasnt been used in years and think that it will add value to your home though, so you need to be realistic here.

One good way to get an idea of how much your home is worth is to look at real estate ads for homes in the neighborhood that are similar to yours. Take a look at the asking prices of these homes, and then use them as a guide for pricing your own home. You could also have to property appraised, which will cost you a fee, but will give you a much more accurate idea of exactly how much your home is worth!
